Real Estate Rant by Kelly lol.
They are telling us that we are in a BALANCED MARKET. One quick take-away is, it looks like Chilliwack is the BEST Place to invest as the prices have decreased quite dramatically and we have 8 months of supply based on the sales activity of the last couple months. In September year over year our prices have changed downwards by 6%! That tells me, personally that we have a Buyer's Market right now. In the real estate trenches as we are negotiating offers for our listing clients, it is a fight. Its like we are in constant battle for our Sellers right now. Buyers are acting as if they have a bunch of choice and they really don't, so when they settle on a listing to Buy, their agents are having to go into "hero mode" so that they can make their Buyer's feel better about finally offering on a listing. That is how it seems from our side, as listing agents.
BCREA has just released their latest report on the housing market in BC

Working for Buyers is a lot of work. Multiple sets of showings. Multiple sets of second showings. Loads of research. Checking for new listings multiple times per day. Lots of due dliligence for each listing, whether they are buying the home or not. We have to allow extra time for financing because the lenders are painfully slow right now. (not sure why) This is not a complaint. I know it might sound that way, but its not. It is our job. We have to do what is best for our clients
I know this can come across as negative, it is not meant to, it is stricly a summary of what we are currently dealing with in today's real estate market. Every market carries with it different challenges and we understand that. Over 3 decades of helping Buyer's and Seller's and I have learned that we need to calibrate our efforts, and professionalism, and due diligence and focus for each market given the circumstances that we are all facing so that we can be the best we can for our clients.
In all markets, it is incredibly important for us to be real for our clients so there are always the appropriate expectations. All of us -Buyers and Sellers and REALTORS alike, need to be operating from a place of TRUTH or we are not helping anybody. It is one of the most difficult parts of our job.
Also, another factor that I have noticed over the last 3 decades is that every single ELECTION YEAR, we notice a pause. When the Election buzz gets to its peak, everything just slows right down and then once the elections are done, we get back on track. I believe that we will see a bit of a surge over the next couple months and as we move into 2027, I am hoping we begin to see some momentum building. Once that happens, then the FOMO will kick in, and we will see the market begin to swing into action. That is my take on the market at the moment. In the meantime, we have a lot of great listings, at great prices right now, and we are working hard to get some action going on for our sellers. Buyer's who are looking for their first investment are in the right place at the right time, and will see the benefits this time next year....Again, this is my opinion.
